Summerlin West

The newest part of Summerlin, with elevated views, fresh parks, and a mix of home styles. Here’s what each community offers.

About Summerlin West

Summerlin West is the newest area of Summerlin, located west of the 215 Beltway and set against Red Rock Canyon National Conservation Area. Much of it sits on elevated ground with views across the valley, and new villages are still taking shape.

The area has a wide mix of homes, including detached single-family homes, townhomes, and guard-gated neighborhoods. Established amenities include Fox Hill Climbing adventure park, The Vistas pool, community center, and parks, and Paseos Park with its splash pad. Newer parks and paseos are being added in Kestrel and Kestrel Commons.

Below, I've listed each community from the established villages to the newest. Home availability and builders change often, so ask me for what's selling today.

The Vistas

The Vistas is one of Summerlin West's established villages, with roughly 800 acres of single-family and multi-family neighborhoods. It has a European-inspired look, and clock towers mark the village entries.

  • Parks and pool: The Vistas North and South Parks, plus The Vistas Park, which has courts, ball fields, and play areas.
  • Community center: A resident-only center with meeting rooms and an outdoor pool that includes a slide and a children's lagoon.
  • Location: West of the 215 Beltway, close to Downtown Summerlin and Red Rock Casino Resort & Spa.

Good fit for: buyers who want an established neighborhood with strong amenities close to home.

The Paseos

The Paseos sits on elevated ground west of the 215 Beltway, with views of Red Rock Canyon to the west and the valley and Strip to the east.

  • Parks: The 12-acre Paseos Park sits at the center of the village, with a splash pad. Fox Hill Park is an adventure-themed park with a climbing area.
  • Schools: Billy and Rosemary Vassiliadis Elementary School is in the village.
  • Homes: A range of styles, including lower-maintenance options with a smaller footprint.

Good fit for: families who want parks and schools close by, and buyers who want a lower-maintenance home.

Reverence

Reverence is a 300-acre village that Pulte Homes developed with The Howard Hughes Corporation. It's Summerlin's northernmost village, west of the 215 Beltway, and it sits at the base of the mountains with Red Rock Canyon as its backdrop. No future development is planned to the west.

  • Guard-gated living: Reverence includes guard-gated neighborhoods, and a recreation center is reserved for residents inside the gate.
  • Reverence Park: An eight-acre village park with an amphitheater, walking trails, and sports courts.
  • Setting: An elevated location with wide views.
  • One builder: Pulte Homes built the village, which gives it a consistent look.

Good fit for: buyers who want a gated setting, mountain views, and a village feel.

Stonebridge

Stonebridge sits on elevated ground along Summerlin's western edge, west of The Paseos and in the shadow of Red Rock Canyon.

  • Stonebridge Park: A 12-acre village park at the center of the community.
  • Trails: Summerlin's trail system connects toward the Red Rock area.
  • Schools: Doral Academy Red Rock, a charter school serving grades K-12, is in the village.
  • Homes: Mostly single-family homes from several builders.

Good fit for: buyers who want newer construction near the canyon, with parks and trails nearby.

Redpoint

Redpoint is a district of Summerlin West, west of the 215 Beltway and north of Far Hills Avenue. It sits on elevated ground, and select areas have vantage points over the valley.

  • Parks and trails: Redpoint Arroyo is a linear park and trail along Redpoint Drive, with shaded seating, picnic areas, and adult exercise stations. Ridge Pine Park has a playground, exercise stations, and seating.
  • Homes: Several neighborhoods from different builders, in a range of sizes and prices.
  • Nearby schools: Vassiliadis and Givens Elementary Schools, Doral Academy Red Rock, and West Career and Technical Academy are close. Zoning depends on the address, so I'll confirm it for any home you consider.

Good fit for: buyers who want newer construction with views and open space nearby.

Redpoint Square

Redpoint Square sits next to Redpoint, also north of Far Hills Avenue and west of the 215 Beltway. It blends contemporary attached and detached homes with walkable streets, open space, and an urban-inspired feel on Summerlin's western edge.

  • Homes: A mix of attached and detached designs, so it's a good place to compare townhome-style and single-family options in one village.
  • Walkability: Streets and open space are designed for getting around on foot.
  • Nearby: Redpoint's parks and trails, plus the same schools listed above.

Good fit for: buyers who want a modern, walkable setting and a choice of home types.

Kestrel

Kestrel is perched above the valley at more than 3,000 feet. It offers single-family homes with sweeping views in a refined, elevated setting.

  • Homes: Single-family homes from several builders.
  • Parks: New parks and paseos are being added in Kestrel and neighboring Kestrel Commons.
  • Views: Its height gives many homes a wide view of the valley.

Good fit for: buyers who want the newest homes in Summerlin West with an elevated view.

Kestrel Commons

Kestrel Commons is just south of Kestrel. It features contemporary attached and detached homes designed for walkable connectivity and modern living.

  • Homes: A mix of attached and detached designs, including lower-maintenance townhome-style options.
  • Walkability: Paseos and parks are being added to connect the neighborhoods.
  • Setting: The same elevated area as Kestrel, with views from many locations.

Good fit for: buyers who want a newer, lower-maintenance home with a modern feel.

Grand Park

Grand Park is the newest village taking shape in Summerlin. It combines open skies, a central gathering park, and timeless American-inspired homes in a community designed for connection and room to breathe.

  • Central park: The village is built around a gathering park.
  • Homes: American-inspired designs from several builders.
  • Status: Still building and selling, so availability changes often.

Good fit for: buyers who want a brand-new home in a growing community with open space at its center.

Questions about Summerlin West

Which Summerlin West village is right for me? It depends on whether you want an established village with mature parks (The Vistas, The Paseos), a gated setting (Reverence), or the newest construction (Redpoint, Kestrel, Grand Park). Tell me your priorities and I'll narrow it down.

How do schools work here? Public schools are assigned by your home's exact address through the Clark County School District. Nearby options include Doral Academy Red Rock, a charter school, and West Career and Technical Academy, a magnet school with a district-wide application. I always confirm the zone before you make an offer.

Are these homes new construction? Many are, especially in Redpoint, Kestrel, and Grand Park. The Vistas and The Paseos are more established, so you'll mostly find resale homes. See my new construction page.

What about HOA fees? Dues vary by village and neighborhood, and some have extra assessments. I'll show you the full monthly cost before you write an offer.
