About Summerlin

Summerlin is a master-planned community of about 22,500 acres on the west side of Las Vegas, with more than 20 villages and well over 100,000 residents. The Howard Hughes Corporation developed it on land Howard Hughes bought in 1952, and it's named for his paternal grandmother, Jean Amelia Summerlin.

The community is organized into three areas: Summerlin West, Summerlin South, and Summerlin North. Each village has its own character, from established neighborhoods with mature landscaping to newer communities near the foothills.

What sets Summerlin apart is the planning. You'll find more than 250 parks, more than 150 miles of trails, and a downtown district inside the community itself, so a lot of daily life is close to home. Below is a breakdown of the most popular villages, grouped by which area and association they are part of.

Summerlin Lifestyle

Living in Summerlin means a lot of your week happens close to home.

  • Red Rock Canyon. The 200,000-acre Red Rock Canyon National Conservation Area borders Summerlin, with hiking, climbing, and a scenic drive. Check the current entry rules before you go, since timed entry can apply.

  • Downtown Summerlin. An open-air district with shopping, restaurants, and events. It's also home to the Las Vegas Ballpark, where the Aviators play, and City National Arena, the Vegas Golden Knights' practice facility.

  • Golf. TPC Las Vegas, Red Rock Country Club, and Bear's Best are all in or near the community.

  • Parks and trails. Paved trails connect many villages to neighborhood parks.

  • Dining. Beyond Summerlin itself, some of the valley's best restaurants are a short drive away, including Spring Mountain Road's Chinatown. I wrote about it here:

Schools

Public schools in Summerlin belong to the Clark County School District, and your child's school is assigned by your home's exact address, not by the community name. Zones can change, so I always help clients confirm the assignment before they make an offer.

Summerlin is home to Palo Verde High School and West Career and Technical Academy, a magnet school that admits students through a district-wide application rather than by address. There are also several private options in and near the community, including Bishop Gorman High School, Faith Lutheran, The Meadows School, and The Alexander Dawson School at Rainbow Mountain.

If schools are a priority, tell me early and we'll build your search around them.
